What’s better than staying at a Mandarin Oriental hotel? Living atop one. Or at least that’s the notion behind The Residences Mandarin Oriental Vienna. Developed by Brisen Group, a private investor and developer of unique luxury real estate projects in prime European locations, the residential offering comprises 25 private apartments with customisable layouts and beautiful features including fireplaces and wine stores.

Located in the cultural heart of Vienna, the Mandarin Oriental occupies a historic former courthouse dating to 1903 that was recently renovated by Heinz Neumann, with interiors by Goddard Littlefair and Humbert & Poyet. The residences sit on the top three floors: owners can choose from 14 one- or two-bed classic residences, and 11 two-bed duplex penthouses featuring private sky gardens or roof terraces, outdoor kitchens and hot tubs.

One of the bonuses of being attached to the hotel is that owners can make use of its amenities, including the luxury spa, pool and gym, and indulge in hospitality services such as in-residence dining and 24/7 concierge, as well as housekeeping and security. They say those who are lost run away to sea, but in this instance, they are coming home. ULYSSIA is a state-of-the-art residential superyacht project that’s set to transform the concept of ocean living. The 320 m vessel, designed by Monaco-based designer Espen Øino and constructed by German shipyard Meyer Werft, will feature 132 luxury residences and 22 guest suites ranging from 166 m² to over 1,400 m².

Owners will be able to completely personalise their space with the help of the world’s leading interior designers, and enjoy lavish communal amenities including a Michelin-star restaurant, a gourmet food market, various lounges and bars, fitness and wellness facilities and a nightclub. Outside, they’ll find numerous sun decks, a beach club, pools and a water sports club equipped with everything from scuba diving equipment to a submarine.

The developer, which is expected to deliver ULYSSIA in late 2028, has recruited partners to elevate its offering, including Chenot for the spa and EYOS Expeditions to advise on itineraries. The aim is that the yacht will slowly explore all four corners of the globe, pausing for longer in each destination so that residents can form a closer relationship with local communities. Programmes will also consider the interests of owners, crafting a global sailing experience like no other.

In the roaring twenties, Hôtel Provençal was the place to be and be seen. The guest book overflowed with A-list regulars—Marilyn Monroe, Winston Churchill and Ernest Hemingway, to name just a few—who were enticed by the promise of lavish Art Deco interiors, luxurious amenities and a stunning Cap d’Antibes setting. It’s this heyday glamour that luxury property developer Caudwell aims to revive with its transformation of the address into Le Provençal, an ultra-premium residential development.

Bringing an icon back to life is far from easy, but it’s a challenge that Caudwell met with great enthusiasm, and several hundreds of millions of euros. The historic facade with its French stonework and elegant mouldings is being delicately refurbished, with new features added including fresh balconies and large terraces. The interiors are also being completely renovated, with leading architects taking care to preserve Art Deco features such as painted frescos and spectacular chandeliers.

Le Provençal will house 39 unique apartments, currently for sale for €4.6-8 million, with marquee residences available from €15 million. Residents, who are expected to begin moving in from 2025, will also enjoy three hectares of private landscaped gardens and luxurious amenities—not unlike those enjoyed by the former hotel’s esteemed visitors—including a spa and cinema room inspired by late guest Charlie Chaplin.
